¿Es un buen momento para invertir en vivienda?

Este primer trimestre del año, el Colegio de Registradores de España mostró a través de su última estadística registral inmobiliaria que durante este periodo de tiempo el precio de la vivienda habia aumentado en un 9,4% interanual. Esta escalada en el precio de la compra hace que sean muchos los que comienzan a preferir alquilar una vivienda en lugar de comprarla, como se venía realizando tradicionalmente, lo que desemboca en que la demanda de viviendas de alquiler se haya disparado. Así lo publicaba el diario Expansión: “Una de cada cinco viviendas se alquila en menos de 48 horas”. Y es que, el portal inmobiliario Idealista ha registrado que durante el mes de Abril los alquileres de viviendas en menos de 48 horas supusieron un 15% de todos contratos de arrendamiento a nivel nacional. Su jefe de estudios, Fernando Encinar, además apunta que “el mercado del alquiler está tomando velocidad en la mayoría de las capitales españolas y todas aquellas viviendas que se encuentran en precio ‘vuelan’ a las pocas horas de aparecer en nuestra base de datos.”

 

Según la Sociedad de Tasación Tasibérica, se espera que para este 2018 el incremento del precio del alquiler de una vivienda aumente en un 5% que podría llegar a un 10% en grandes ciudades o zonas turísticas. Como podemos observar en la gráfica del portal inmobiliario Enalquiler el precio del alquiler en Elche ha aumentado en los últimos 6 meses un 15,6% y se prevé que en los siguientes meses su tendencia siga siendo alcista.

 

Todo ello nos lleva a preguntarnos si nos encontramos en un buen momento para invertir en la compra de vivienda con el objetivo del alquiler posterior y, por lo tanto, conseguir amortizar dicha inversión. La respuesta es afirmativa, pues ya renta un 4,2% anual. Si a ello, además, le añadimos la revalorización, el rendimiento roza el 10% de media, un nivel muy similar al de los años del boom inmobiliario.

 

Por otro lado, la rentabilidad que esta inversión te ofrece es muy superior a la de otros activos financieros, pues nos encontramos en un momento en que el precio de compra de la vivienda, aún habiendo aumentado a los años posteriores, es menor al de hace 10 años y, además, al auge de nuevas fórmular de adquisición de inmuebles, como las cooperativas de viviendas, hacen que todavía haya más oportunidades a precios interesantes. Esto, unido a la recuperación paulatina del empleo y el auge de la demanda del alquiler nos lleva a un escenario perfecto para la inversión en la vivienda, como afirma la directora de estudios de Fotocasa, Beatriz Toribio: “Es un buen momento para comprar para alquilar, tanto de larga duración como vacacional, ya que ambas fórmulas dan unas rentabilidades que, en el actual contexto de bajos tipos de interés, no encontramos en ningún producto financiero ni en la Bolsa”.

 

Desde el portal Idealista señalan que al analizar los datos registrados en sus bases un 41% de los alquileres inmediatos en España se sitúan entre los 500€ y los 750€ al mes. Mientras que un 26% de dichos alquileres se encuentran desde 751€ a 1500€.

 

Esto nos lleva al fomento del alquiler por parte de la administración con ayudas para jóvenes, mayores y familias numerosas, como el Plan Estatal de Vivienda 2018-2021, que fue aprobado el pasado mes de Marzo y que incluye una dotación para los cuatro años de 1.443 millones de euros, un 62,5% más que en el plan anterior.

 

Para que alquilar una vivienda te sea rentable los expertos aconsejan tener en cuenta las siguientes pautas:

  1. Elige bien la población, es decir, una población que tenga demanda de alquileres, como es el caso de Elche o Alicante.

  2. Escoge zonas consolidadas, para que haya una mayor rentabilidad debes elegir bien la zona de compra, las zonas de la periferia ya comienzan a tener mayor demanda que las céntricas.

  3. Compra por debajo de su precio habitual. Como te decíamos, en este momento la vivienda no ha alcanzo los precios en los que nos movíamos hace algunos años. Aunque lo importante no es el precio de compra del inmueble, sino la rentabilidad que podemos obtener con ella.

  4. Revisa la fiscalidad que apareja la compra del inmueble.

  5. Preferiblemente, invierte en la ciudad en la que residas o en zonas próximas, puesto que los gastos de gestión pueden ser inferiores al no necesitar intermediarios.
